Acquisitions, dispositions and exchanges of income property across Central Massachusetts, guided by careful underwriting.
Our Financial First approach starts with the numbers. Before you buy, we underwrite the property: income, expenses, financing, cash flow and return. Before you sell, we show you what the property is worth to an investor and how the timing affects your next move. From your first rental to a larger portfolio, the goal is long-term wealth, not just a transaction.
Sourcing and underwriting multifamily, mixed-use and commercial income property.
Positioning and marketing your property to qualified investor buyers.
Coordinating the sale and replacement purchase to fit exchange timelines.
Hold, sell, refinance or exchange: we model the options side by side.
A 1031 exchange lets an investor defer capital gains taxes by selling an investment property and reinvesting in "like-kind" property. The rules are strict: the replacement property must generally be identified within 45 days of the sale and acquired within 180 days, and a qualified intermediary must hold the proceeds. We help you plan the sale and the replacement purchase together, so the timelines work and you are not forced into a rushed decision.
We are real estate brokers, not tax advisors or attorneys. Every exchange should be reviewed with your CPA or tax attorney and handled through a qualified intermediary.
